Home Buyers Seek Energy-Efficiency!

According to the National Association of Realtors (NAR), going green is not just a passing phase. In the housing market, home buyers continue to seek out energy-efficient and environmentally friendly features in their search for a new house.

Here in the northeast, where extreme temperatures are part of life, and harsh winter weather means higher utility bills, this is an even greater priority for buyers. According to NAR President Gary Thomas “As energy savings and green building features are becoming more important to buyers, sellers and businesses, it comes as no surprise that consumers are placing a higher value on properties with those features.”

NAR also reports that buyers shop for energy efficient homes because of the potential to lower monthly utility bills, which allows buyers to increase their overall budget. An energy efficient home also decreases the environmental impact of the property, and increases the property value, making it an investment buyers call feel good about! Buyers often look for these popular “green” remodeling options, such as

  • Low-flow shower head and faucets
  • Low-flush or dual-flush toilets
  • Compact fluorescent or Halogen bulbs
  • Tankless or solar water heater
  • Energy-Star appliances
  • Low-VOC paints and wood finishes
  • Lighting controls
  • Reflective or light-colored roofing
  • Bio-based insulation
  • Double-paned or Low-E windows
  • Solar or Photovoltaic panel

When making upgrades to a home before putting it on the market, sellers should also consider these same energy-efficient options. Additionally, a cost-efficient HVAC system,  eco-friendly community features, and landscaping for energy conservation are also attractive “green” features!
